The special common fund Mandatum AM Finland Properties II achieved a full five-star rating in the GRESB assessment for the second time. Mandatum’s direct real estate investment portfolio improved its score and ranked first in its peer group.
Mandatum’s real estate portfolios have once again achieved outstanding results in the international Global Real Estate Sustainability Benchmark (GRESB) assessment, which measures the sustainability and performance of real estate investments.
The direct real estate investment portfolio on Mandatum’s own balance sheet ranked first in its peer group (Diversified – Office/Residential, Northern Europe) while maintaining its four-star rating for the fifth consecutive year. The portfolio gained a significant score improvement from the portfolio’s increased certification rate: in 2024, four previously uncertified properties were certified to the BREEAM In-Use “Very Good” level, and by year-end, 65 percent of the managed real estate assets were certified.
The special common fund Mandatum AM Finland Properties II received five stars for the second time, improving its overall score. The fund ranked sixth in its peer group, with particular improvement in the performance section, which emphasizes the fund’s actual performance relative to property types and locations.
“In the GRESB assessment, participants are benchmarked against each other, and the level of competition rises year after year. High star ratings require continuous development and the ability to meet the ever-tightening demands of sustainability. Achieving this is only possible through broad collaboration, from our own team to tenants and partners. The credit for these excellent results belongs to the entire network,” commented Emilia Riikonen, Head of Real Estate Investments at Mandatum.
All portfolios managed by Mandatum retained the Green Star designation and received top scores in the Management section (29/30), demonstrating consistent and goal-oriented sustainability leadership.
As part of its real estate asset management, Mandatum also manages the real estate portfolio of its client, Kaleva Mutual Insurance Company. Kaleva participated in the GRESB assessment for the second time and raised its rating to four stars. Additionally, Kaleva’s portfolio ranked first in its domestic peer group. These results highlight the portfolio’s strong ESG potential and Mandatum’s ability to advance sustainability work also in the management of its clients’ assets.
Mandatum’s sustainable real estate investing is at the forefront of the industry
Mandatum’s performance in peer groups shows that the company’s results are exceptionally strong. The top-tier star ratings, Green Star designations, and high rankings are evidence of Mandatum’s success in sustainable real estate investing in Finland.
“Sustainability is at the core of Mandatum’s real estate investment strategy. It is concretely visible both in our own investments and in the management of client assets: not just as goals, but as part of the daily professional management and long-term value development of properties. In 2025, we have strengthened our sustainability work by, among other things, deepening stakeholder collaboration, improving tenant satisfaction monitoring, investing in energy management and energy-related investments, and assessing the impact of biodiversity actions at the properties,” says Riikonen.
Mandatum manages more than one billion euros in real estate assets in Finland and, through fund investments, elsewhere in Europe. A GRESB assessment has been carried out for the direct real estate investments on Mandatum’s own balance sheet since 2019, and for the special common fund Finland Properties II since 2020. The GRESB 2025 results are based on the activities of 2024, which have been extensively covered in Mandatum’s Responsible Real Estate Investment Review.
GRESB (Global Real Estate Sustainability Benchmark) is an organisation created together with investors that promotes sustainability in real estate investing. The organisation has created systematic and commensurate global sustainability monitoring, based on standards set and monitored by the independent GRESB Foundation.
